Application and Leasing

Applying to our apartments in Atlanta, GA, is simple. Start by visiting our floor plans page to find the layout that fits your lifestyle. Once you've found your match, check availability and follow the prompts through our online leasing portal to complete your application. Prefer to apply in person? Stop by the leasing office, and our team will be happy to walk you through the process. You can also reach us through our contact page with any questions.

To complete your application, you'll need to provide the following:

  • Government-issued driver's license

  • Social Security Number

  • Current address

  • Date of birth

  • Driver's license number

  • Phone number

  • Recent pay stubs or bank statements

  • Employer information

Applicants must have a gross monthly income of at least three times the monthly rent. Additionally, applicants must have no prior felony convictions and no prior evictions on record.

M Street offers flexible lease terms ranging from 6 to 15 months, so you can choose the commitment that makes the most sense for your situation.

Yes. If you'd like to add or change a roommate, they will need to come into the leasing office to complete a roommate release form and make the necessary changes to your lease.

You have the option to obtain your own renter's insurance policy. Please note that a monthly risk management fee is included in your amenity bundle, which helps protect the building and community. However, we always recommend securing your own personal coverage as well for added assurance.

We're so glad you're staying! Once you receive your renewal offer by email, simply reply to let us know how many months you'd like to renew for. From there, our team will process the renewal and send the updated lease for your signature. It's a straightforward process, and our team is happy to answer any questions along the way.

At this time, M Street does not offer affordable housing options, as we are a market-rate community. However, we do often have move-in specials, so check regularly or ask our leasing office about any active offers.

Move-In and Move-Out Support

Yes. The application fee is $100 per person. Once you're approved, you'll be able to review all move-in costs through Updater, our online move-in platform.

Yes! M Street uses Updater to help make your move-in as smooth as possible. Through Updater, you'll complete your move-in checklist and take care of important pre-move tasks all in one convenient place.

You're welcome to personalize your space! There are no restrictions on decorating, just keep in mind that any modifications or changes made during your lease must be returned to their original condition before you move out. We simply ask that you avoid causing any permanent damage to the unit.

If you need to break your lease early, please contact our leasing team directly. We'll walk you through your options and the steps involved.

A 60-day written notice is required prior to your move-out date.

To get started, submit your 60-day notice to the leasing office. On your move-out date, return all keys that were provided to you at move-in. Be sure to include a forwarding address on your notice to vacate so your security deposit refund can be mailed to you. After you move out, our team will walk the unit and assess any charges for damages found beyond normal wear and tear.

Security deposit refunds are processed within 30 to 45 business days after move-out.

Fees and Payments

The security deposit is based on your credit score. Applicants with a credit score of 660 or higher will have a minimum deposit of $250. If your credit score falls below 660, your deposit may be equal to either half a month's rent or a full month's rent. Your leasing team will confirm the exact amount during the application process.

Utilities are not included in your base rent, giving you full control over your usage. Water and sewer charges are billed separately and will be added to your account after the first month of residency.

M Street has connectivity options through Xfinity, AT&T, Verizon, and G-Fiber. You're free to choose the provider that works best for you.

Rent can be paid through several convenient options: the resident portal, the Walk-In Payment System (WIPS), Flex, or cashier's check.

Yes. A monthly amenity fee of $83.00 applies to all residents. This fee includes:

  • Washer and dryer rental: $40

  • Valet trash: $25

  • Risk management fee: $14

  • Pest control: $4

Parking

Yes, parking is available on-site for residents. There is a one-time parking fee: $50 for one vehicle and $75 for two vehicles. For units with roommates, the parking fee is $50 per roommate.

There are no restrictions on overnight guests. We simply ask that all residents and their guests be considerate of neighbors and avoid any disturbances throughout the community.

There are several EV charging options available in the surrounding West Midtown Atlanta area for your convenience.

Pets

Absolutely! M Street is a proud pet-friendly community in Atlanta, GA. We welcome up to 2 pets per home with no weight limits and no breed restrictions.

Yes! M Street has bike racks located throughout the community. Separate storage units are also available for monthly rental if you need additional space.

M Street is relocating the package room to the office area. In the meantime, a temporary package room has been set up at the back of the leasing office. Residents can pick up their packages from the office during office hours.

M Street offers studio, 1-bedroom, 2-bedroom, and 3-bedroom floor plans ranging from 561 to 1,527 sq ft. Whether you're looking for a cozy studio or a spacious three-bedroom home, there's a layout to fit your lifestyle. Yes. Quiet hours at M Street are observed daily from 10:00 PM to 7:00 AM. We ask all residents and guests to be mindful of their neighbors during these hours.

You can report a noise complaint by calling the emergency line or by contacting the Management Office directly.
